Agent review: 3854 Pokapahu Place, Diamond Head, Honolulu.

Having been an agent for many years, I have seen thousands of properties. The truth is that after so many years of experience, I do see good deals. I also see overpriced properties. As I drive around to open houses, I do have my own take on what I see. No property is perfect. Therefore it is important to have an objective and experienced eye to look at each property.

When I was viewing properties recently I went to 3854 Pokapahu Place in Diamond Head. This home backs up on the slopes of Diamond Head. The last street up above the triangle park. This is a quiet section and yet has lovely views. The first homes in this area were built in the 1970’s. Many homes have been either extensively remodeled or likely rebuilt. Because this is one of the streets with exceptional views, many of the homes along this street have been rebuilt. This is not one of them.

Sitting nearly at the end on a cul-de-sac is 3854 Pokapahu Place. The future of this home is in being rebuilt. As much as it seems that it is formally a very happy family home, a redesigned, rebuilt home would be a spectacular showpiece. Even though current the home is 2 stories, a 3 story home is possible because of the dramatic slope of the land. Even from the first floor, there is an ocean view. A dramatic new home with a pool that has a disappearing edge would be wonderful.

Examples of other homes on the street show and have shown where the prices are and can be. For example, a huge 7850 square foot home is on the market 3876 Pokapahu Place. Completed in 2008, this home is a showpiece with outstanding views. This is on the market for $9.98 million. A few years ago a new home was completed in 2012 and sold before completion. This modern designed home at 3868 Pokapahu Place has 4 bedrooms and 4.5 baths with a wonderful pool with outstanding views. It sold for $6.3 million.

Therefore one can see the potential for what could be accomplished with this home at 3854 Pokapahu Place. At $3.98 million the property is priced a little high to encourage someone to take the risk of building to sell.
